Moving to the Triangle Here's What You Should Know.

Every week we work with families relocating to the Triangle from California, New York, Michigan, Texas, Florida, and overseas. The number one mistake out-of-state buyers make: they assume Raleigh, Durham, Chapel Hill, and Hillsborough are interchangeable. They're not. Property taxes vary by county. School systems are completely different. Some towns are 35 minutes from RTP; others are 70 in traffic.

Triangle towns at a glance

Hillsborough — Small historic town, Orange County. Median home price ~$475K. 25 minutes to Duke, 30 to RTP, 30 to UNC. Best for: families who want walkable history and low-key community feel.

Chapel Hill — College town, Orange County. Median ~$650K. UNC campus, top-rated CHCCS schools. Best for: academics, professionals, families prioritizing schools above all else.

Durham — Mid-size city, Durham County. Median ~$420K. Vibrant food scene, walkable Ninth Street, easy RTP commute. Best for: urban-leaning buyers, RTP workers.

Mebane — Fast-growing town, Alamance County. Median ~$390K. Big-box convenience meets small-town pace. Best for: value-seekers, families needing more square footage.

Carrboro — Bohemian little neighbor to Chapel Hill, Orange County. Median ~$575K. Best for: progressive, walkable, no-corporate-chains lifestyle.

Pittsboro — Rural Chatham County, growing fast (Chatham Park development). Median ~$510K. Best for: acreage-lovers, future-growth bets.

 

What out-of-state buyers always miss

1. Orange County property taxes are higher than Alamance or Person. Build it into your monthly cost.

2. Chapel Hill-Carrboro City Schools and Orange County Schools are two separate districts. Some Hillsborough homes are in CHCCS — they typically sell for $50K–$100K more.

3. NC requires real estate attorneys for closing. Not optional.

4. Due Diligence Fees are real, expected, and non-refundable. Budget for them.

5. The Triangle's 'humid subtropical' climate means crawl spaces matter. Always inspect them.

6. There is no state income tax break for retirees (NC taxes Social Security at the state level for higher incomes).
